MGM National Harbor Sphere Plans Trigger FAA Review

Madison Square Garden Entertainment has filed plans for a 302-foot Sphere at MGM National Harbor in Maryland. The venue would seat 6,000 people and sit directly north of the existing MGM property. MSG submitted pre-application documents to the Prince George's County Planning Department. If approved, the structure would become the tallest building in the National Harbor area. Its height has already triggered a federal review because the site lies close to Ronald Reagan Washington National Airport. Officials confirmed that the Federal Aviation Administration is now examining the project's potential impact on nearby flight operations.

Why the FAA Must Review Tall Structures Near Airports

Federal law requires developers to give the FAA a chance to review structures built near airports. The agency evaluates whether a proposed building could interfere with aircraft or navigation systems. Regulators confirmed the FAA is reviewing the National Harbor Sphere plan. In the same statement, the agency added that developers must allow it to evaluate such structures and determine whether they pose a hazard to aircraft or interfere with navigation aids.

FAA determinations are not legally binding. However, local planning boards often closely follow the agency's recommendations.

If regulators find the height poses a hazard, they typically negotiate adjustments with developers before construction moves forward.

Site Sits Near DCA Corridor of January 2025 Crash

The Sphere site sits under 3.5 air miles from Reagan National Airport. It lies about a mile east of the flight path used by most planes landing at DCA. That same corridor was the site of a fatal accident in January 2025. American Airlines Flight 5342 collided midair with a US Army helicopter. All 64 passengers and crew aboard the aircraft died in the crash. Three military servicemembers aboard the Black Hawk helicopter also lost their lives. The tragedy has kept aviation safety near DCA under close public and regulatory scrutiny. Any new tall structure near that corridor now draws added attention from federal officials.

Sphere Projected to Bring Billions and 7,100 Jobs

Maryland and Prince George's County are supporting the project with $200 million in incentives. Ernst & Young analysts project financial returns if the Sphere moves forward. The venue is expected to generate $63 million in new county tax revenue annually. State tax revenue is projected to reach $65 million per year. Construction is estimated to bring a $1.6 billion economic impact to the region. Annual impact is then projected at $1.3 billion once the venue opens. The project could create 7,100 full- and part-time jobs across the area. Roughly 1,250 of those positions would be direct employees of the entertainment facility itself.
